5 Signs It’s Time to Replace Your Roof in Lagos

Lagos is hard on roofs. Months of heavy rain, strong wind, humid and often salty air, and intense sun all wear roofing sheets, fixings and timber down faster than many owners expect. A small repair can buy you time, but at some point patching the same roof again costs more than replacing it.

Here are the five signs we look for when we inspect a roof, and what each one means for your home or building.

1. Rust or holes in the roofing sheets

Zinc and thin, low-gauge steel sheets rust quickly in Lagos weather, especially near the lagoon and the coast in areas like Lekki, Victoria Island and Ajah. Surface rust spreads, and once it eats through the sheet, water gets in at every rainfall.

If the rust is limited to one or two sheets, they can be replaced. If you can see rust across large parts of the roof, a full replacement with aluminium or stone-coated sheets, which resist corrosion far better, is usually the better investment.

2. Leaks that keep coming back

One leak after a storm is not unusual. Leaks that return in the same spot every rainy season, or new leaks appearing in different rooms, usually mean the problem is wider than one sheet. Common causes are worn-out fixings, failed flashing around walls and valleys, and sheets that have lifted over time.

We always trace a leak to its source first. If the cause is local, we repair it. If the whole roof is failing, we will tell you plainly.

3. Sagging lines or a wavy roof

Stand back and look along the ridge and the edges of your roof. They should be straight. A dip or wave often means the timber or trusses underneath are weak, rotten or damaged by termites.

This is the most important sign on the list, because new sheets on weak timber will fail. A proper replacement includes checking and replacing damaged timber before any sheets go on.

4. Stained or damp ceilings

Brown rings, peeling paint or soft spots in the ceiling are signs that water has been getting in for a while, sometimes long before you notice drips. Moisture trapped in the roof space also damages timber and electrical wiring.

5. The roof is simply old

Many older buildings, including a lot of family houses in areas like Surulere, still have their original roofs. Even if they look acceptable from the street, old sheets become thin and brittle, fixings loosen, and gutters stop draining properly. If your roof is decades old and showing any of the signs above, it is worth getting it inspected before the next rainy season.

Repair or replace?

A good roofer should give you both options. As a simple rule:

  • Repair when the damage is limited to a few sheets, one valley or a single flashing detail.
  • Replace when rust or leaks are spread across the roof, the timber is weak, or you are paying for repairs every year.
